There’s no substitute for local knowledge. From understanding local building codes & inspectors to working with trustees & condo associations relationships, we understand the unique qualities of each home and neighborhood we work in.
WE ALL WORK TOGETHER
Once you’re introduced to your project manager & designer, you’ll work with them directly for all in-field construction-related work. From adjusting the height of a shower head to tackling project extensions, the relationship operates like a well established general contracting set up.
WE TACKLE THE BUMPS TOGETHER
Even with the most careful planning, the reality is that demo & construction is always a bit messy. Once the walls and floors are demolished, there may be newly discovered unforeseen conditions that may need to be corrected. — Our team is here to ensure that the best decisions are made when change orders are needed to rectify these existing conditions or requests by the local building inspector.
CONSTRUCTION
What to Expect (Single Bathroom)
PROTECTION & DUST CONTROL 1–2 DAYS
Your personal belongings and other areas of your home and building will be protected so that work can begin. This is a very important step that will never be overlooked.
Please remember we will need a dedicated room or 12”x12” portion of a room in order to stage tools, materials and a proper work space. Bathrooms do not provide enough ample space to work properly throughout the entire project.
DEMOLITION 4–6 DAYS
Open walls will be inspected for any unforeseen conditions and the location/feasibility of recessed items will be verified.
ELECTRICAL & PLUMBING ROUGH-INS 4–6 DAYS
Behind the walls, framing, plumbing, and electrical work will be performed. Permitted work will be inspected at this time.
WATERPROOFING & TILE INSTALL 8–12 DAYS
ALL wet areas will be 100% waterproofed and tile will be installed, grouted & sealed per each design.
FINISHES 2–3 DAYS
The finishes will be installed—plumbing fixtures, vanity, medicine cabinet, shower enclosure, and accessories. The walls and ceiling will be painted.
PUNCHLIST 1–3 DAYS
Your final sign-off on the build followed by your final invoice.
HOW TO PREPARE
NOTIFY NEIGHBORS & BUILDING CONDO ASSOCIATION
Please notify your neighbors and condo trustee 5 days ahead of breaking ground.
STAGING AREA
Clear all personal belongings from the bathroom and the designated 12' by 12' staging area where the builder can store materials and tools.
HOME ACCESS
The builder will need clear, daily access to your home during normal business hours (9am–5pm, Monday–Friday), unless otherwise indicated by the building. A lockbox or set of keys is preferred.
PARKING
Our team will need one dedicated parking space for the entire length of the project. This is not only for parking but for delivery and staging purposes. This cannot be a shared spot, meaning we will need this dedicated parking spot Mon-Fri 7-3pm every day. A garage will not be acceptable.
